No. PropertyForge AI Inc. is a Vancouver proptech operations studio and real-estate AI consultancy. We build AI-assisted portfolio analytics, property-management automation and workflow systems for client organizations — always with human-in-the-loop verification. We are NOT a licensed property manager, NOT a real-estate brokerage or agent, and NOT a representative in any transaction. We do not list properties, lease units on your behalf, collect rent, hold keys, screen tenants or perform on-site maintenance.
We are also NOT a home or lifestyle (.life) brand. The propertyforgeai.life domain is branding for our Canadian studio only — it does not denote a residential club, co-living operator, curated living experience or membership product. "Property" refers to portfolio operations; "Forge" refers to engineering those operations into documented systems; the .life TLD is not an invitation to a lifestyle community.
PropertyForge is NOT a real-estate investment scheme, fund or securities offering. We do not solicit capital, promise investment returns, distribute profit forecasts or operate pooled investment vehicles. Operational estimates — occupancy forecasts, maintenance prioritization, portfolio analytics — can be inaccurate, out of date or biased; they require human verification and professional judgement before action. We do not provide financial, tax or legal advice and do not guarantee NOI, rent levels, appreciation or timelines.
Fair-housing and human-rights compliance applies to every workflow we design that could affect applicants or tenants. If you require property management of record, brokerage representation or regulated investment advice, engage licensed professionals in those categories. PropertyForge complements operational planning — but does not replace those functions.

No. PropertyForge does not sell software subscriptions or user licences. Engagements are scoped as proptech consultancy projects or retainers priced in Canadian dollars. You receive diagrams, automation specs, portfolio analytics definitions and walkthrough sessions — deliverables you retain without a platform login.
We may use internal tooling and machine-learning models to draft blueprints efficiently, but clients are not purchasing access to that tooling. If you need vendor evaluation for property-management software your team already runs, that can be scoped as part of a strategy engagement on our Services page.

Requirements vary by engagement but commonly include property-management exports, rent rolls, maintenance logs, lease abstracts, work-order histories, org charts, existing process documentation and sample reporting packs. Document intake and underwriting support projects may need insurance certificates, strata files and capex approval samples. Each proposal lists minimum data needs and notes where gaps will limit blueprint precision.
We process client data under PIPEDA-aligned terms defined in proposals and our Privacy Policy. Access is limited to personnel involved in the engagement and destroyed or returned per the agreed retention schedule. We do not use client portfolio data to train public models.

A focused workflow diagnostic typically completes within five business days after kickoff and data confirmation. Portfolio analytics builds, document automation design and predictive maintenance scoping depend on portfolio breadth — two to four weeks is common for multi-asset work. Rush timelines may be available for acquisition or handoff windows; ask when you contact us.
Retainer engagements follow a standing review cadence agreed in scope documents — often monthly or quarterly — rather than a fixed end date. We will tell you if your timeline is unrealistic before you sign.

Yes. While our proptech studio is on Mainland Street in Yaletown, we support client organizations across BC and other Canadian provinces where operational context is documentable. Remote walkthroughs are standard for out-of-region teams; on-site sessions are arranged when shadowing maintenance workflows or document intake is essential.
We calibrate deliverables to Canadian regulatory context — BC tenancy frameworks, strata requirements, PIPEDA — and note where provincial differences require local legal review beyond our scope.

Strategy and discovery engagements start around C$18,000. Portfolio analytics and property-management automation builds commonly range from C$22,000 to C$78,000 depending on asset count, integration depth and stakeholder complexity. Predictive maintenance and governance retainers begin near C$4,800 per month. We provide written quotes after discovery — no automated pricing engine on this site.
All figures are indicative in Canadian dollars and vary with data quality, platform integration requirements and fairness-review depth. Final quotes appear in scope documents you approve before work begins.

You do. Unless otherwise stated in a signed agreement, clients receive a perpetual licence to use deliverables internally — workflow diagrams, control matrices, automation specs, portfolio analytics dictionaries and fairness review notes. We retain the right to reuse anonymised methodological frameworks. Named case studies require written client permission.
There is no ongoing licence fee to access documents we delivered under a completed project. Retainers cover continued engineering support, not ransom on past work.

Client data is processed under PIPEDA-aligned terms in proposals and our Privacy Policy, with BC PIPA considerations where applicable. Access is limited to engagement personnel, stored on encrypted channels where possible and deleted or returned per the agreed retention schedule. We do not use client data to train public models or market to third parties.
Human-in-the-loop governance logs document which personnel reviewed AI-assisted suggestions and when overrides occurred — supporting audit conversations without exposing tenant identities beyond engagement necessity.
